Rent - £655 (including all bills).

Bedroom - spacious king bedroom with en-suite.

Available - 3rd June.

Couples - If you are a couple looking to rent please add an additional £40 in total to account for changes to bill costs (i. e. Rent is £695 per month).

Deposit - one month's rent and will be held by Safe Deposit Scotland.

Contract length - Min 3 months - rolling month after.

Parking - free permit available.

About the flat:

The flat is a modern top floor three bed duplex located in Shandon.

The flat has a spacious kitchen/lounge/dining room, with gas hobs, electric oven, washing machine, dishwasher, and plenty of storage space.

There is loads of natural light throughout, and great views of the city skyline and the surrounding Pentlands.

The Ensuite has a spa shower.

There is a communal car park that is free to use with a permit.

Us:

Both my girlfriend and I are professionals working full-time. Lucy is 25 and is a Biotech Scientist. I (Ross) am 28 and a Mechanical Design Engineer.

We both enjoy sports and getting out the house. Lucy is at the gym or yoga a few evenings a week and also enjoys swimming and dancing when she can. I rock climb a few times a week and go mountain biking every couple of weeks. We also enjoy getting out and hiking at the weekends. When we feel like a cozy night in we enjoy a good TV series or movie night in with flatmates.

Public Transport:

There are regular buses nearby (4, 34, 35, 38, 44 - 3 mins walk; and 1, 2, 3, 25, 33 - 5 mins walk) to areas such as the city centre, Waverley, Haymarket, the Airport, Fountainbridge, the Meadows, Grassmarket, the Gyle Centre, Ocean Terminal, the Royal Infirmary and Western General Hospital.

Food shops:

There are lots of supermarkets nearby such as Lidl (2 mins walk), Aldi, Sainsbury's (both 5 mins walk) and Asda (12 mins walk).

Outdoors:

It is also easy to escape the city buzz, local parks and walks are close by, such as, Harrison Park, the Canal (both 8 mins walk), Saughton Park, and the Water of Leith (both 12 mins walk).

You can also get a bus to the Pentlands in 30 mins (Hillend) or 45 mins (Balerno). If you fancy it the buses allow you to hike from one end to the other.

Going out:

There are good pubs within 10 mins walk and Fountain Park is about 15 mins walk for the cinema etc. Getting to the centre is about a 15-20 mins bus or taxi ride.

For those of you who haven't experienced Edinburgh or have only been in the city for a short period of time, Edinburgh has loads of good food and drink venues, outdoor activities, comedy, festivals, theatre, etc.
