WHO IS IN THE FLAT:

You will share with us (British couple) + Polish couple + English guy (total 6 people in flat).

Languages spoken in flat:
English, Spanish, Italian, Polish.

SPACE AVAILABLE TO YOU:

- Your room- it's not huge but it's very cosy, welcoming and warm (all towels & bedding will be provided).

- Kitchen (we have our own kitchen so you will share your kitchen with the remaining 3, it seats 4 people so eating space is not a problem).

- Bathroom 1 (with washing machine).

- Bathroom 2 (still being decorated so no pics yet but all works perfectly, including 2nd washing machine).

- Small outside yard area can be used on warmer days.

LAYOUT OF FLAT:

The flat is on the 1st floor & 2nd floor of a stone row, there are 2 bedrooms + 1 bathroom on each of the 2 floors so usually 3 people to each floor/bathroom although of course it's fine to use the other bathroom if yours is occupied ☺️

BILLS, TO BE SHARED EQUALLY BY ALL 5/6 PEOPLE, MONTHLY (or as need arises with electricity & communal products):

- Gas (paid in arrears, approx £20-£30 PCM, PP)

- Electricity (approx £20-£30 PCM, PP, IN ADVANCE by pay-as-you-go meter)

- Council tax (approx £20 PCM, PP, IN ADVANCE)

- Kitty for cleaning products, loo rolls etc (approx £10 PCM, PP, IN ADVANCE)

LOCATION & TRANSPORT:

We are on the main road and 4 buses stop directly outside our flat so transport is excellent here (numbers 3, 30, 25, N25, 33).

Also, the airport bus (35) stops 150m around the corner and numbers 22, 38 and 44 + Slateford Train Station are only 5 minutes' walk.

By bus, Haymarket is about 12 mins, Waverley around 22 mins, Fountain Park around 12 mins, Heriot Watt around 18 mins, UNIV of Edinburgh around 25 mins, airport around 35 mins.

Huge 24h ASDA + Corn Exchange (nice pub, bowling, indoor football, lovely cafe, concerts & exhibitions), ALDI, M&S Food, Costa Coffee, Poundworld, China Red Restaurant all 5 mins' walk around the corner and there is a row of basic shops directly across the road (florist, newsagent, hairdresser, barber x 2, takeaways).

CLEANING & CHORES:

We are friendly and we like to get on with everyone, we communicate respectfully and we try to help our lodgers whenever/however we can and we definitely do not seek drama or confrontation but, to put it bluntly, we are also super fussy about the cleaning!

This is our home and we've put a lot of time, money and effort into making it nice- it is not a student flatshare or a party flat.

We all share the household duties equally (basic flatshare expectation, no?) which means you will be given one main cleaning duty to do thoroughly, once a week, always the same task (should take you about 45-60 mins when done right) as long as people stick to this there will be no problems :o)

Your room is your room, if you're messy in your own space that's up to you as long as it's cleaned once in a while to maintain good decorative order (this is fairly standard: any damage that isn't ordinary wear & tear, or if room is not cleaned properly before you leave this would come out of your deposit).

Communal areas are also to be kept very clean & tidy, always (common sense stuff, everyone cleans up after themselves since, again, we are all adults...!).

Seriously, if you are not a very clean, considerate person then please don't come to view the flat as you will not be a good fit and it will cause both parties unnecessary stress in the long run 😑

We want someone who is sensible, practical, proactive and considerate.
