Lovely double room with en suite to rent in comfortable family home (2 adults, one child) in South Edinburgh.

The rooms are available Monday-Friday or for a very short term (8 week) full time let.

About the rooms/house:
The bedroom is neutrally decorated and is furnished with a double bed, desk, small wardrobe and chest of drawers.

You will have exclusive access to an en suite w/c and separate shower room which are accessed from your own living room across the landing.

You have your own mini fridge and kettle but can access the kitchen to prepare light meals and snacks.
The kitchen has the usual range of appliances (oven, gas hob, microwave, dishwasher, fridge/freezer).

The rent includes general domestic use of gas/elec and wi-fi. Bed linen and towels can be provided.

On-street parking is available locally.

About the area:
Our house is located in a predominantly residential area in the South of Edinburgh.

The Royal Infirmary of Edinburgh (ERI) and Edinburgh bioQuarter are nearby and The King’s Buildings (KB) campus of The University of Edinburgh is easily accessible.

Several bus routes run directly into the city centre (20-30 minutes) from a stop across the road, and you can catch a bus to the airport on the 400 service.

We are 5 minutes from the bypass for travel further afield.

There are a range of local shops for grocery shopping including Morrison’s, Iceland and Lidl.

Local takeaway outlets include a fish and chip shop, Indian, Chinese and Domino's Pizza.

Gracemount Leisure Centre is about a mile away and has a swimming pool, gym and a range of fitness classes. Burdiehouse Burn Local Nature Reserve is nearby if you prefer walking / cycling. You can also cycle out to Roslin or Shawfair on the old Gilmerton railway line.

About us:
We are an easy going professional couple with a child. I work for a Local Authority and my partner is an Exhibition Designer. Once the wee one (5 years old) is in bed we like to chill out with a glass of wine and also enjoy cooking, walking, gardening and yoga. We have tropical fish but no furry or hairy pets.
