Double room to let in new property, in quiet estate with all bills included.

Rent is £425 due on the first of each month with £150 deposit .

200m from bus stop which runs into city centre in around 45mins
.5 miles from Train Station which runs into the city centre in 20mins every 30mins
For the most part the main bathroom will be your own bar maybe one day when access to the bath would be nice.

The ideal candidate must be clean and trustworthy . I am out the house all day at work then most evenings at the gym so the house will mostly be yours and you should make yourself at home.

This is only open to females, which may seem a little strange given your flatmate will be male so I will explain why... I have an eight year old daughter who stays two nights a week , you will barely see her as midweek we visit family and at the weekend we are usually out . She’s small and friendly , loves a chat but is also very respectful of space and privacy. She is very quiet around men she doesn’t know, however from past experience gets on very well with women.

A little about me ..
I’m 31 years old , a mechanical research engineer based at Edinburgh University. Fairly quiet person, you won’t be woken by me coming in at 3am in the morning at the weekend as I will more than likely be in bed so I can get to the gym in the morning. I’m easy to get a long and can be a bit OCD with cleaning so rest assured you will be in a clean house .

Your rent includes all bills, dishwasher tabs etc will be taken care of by me also .

I will require a months notice should you decide to leave and the room is available now.

I’m more than happy for questions or viewings over a cup of tea.

The room is available from the 1st of Feb.
