I have a double bedroom in a flat in Leith (or maybe it's Newhaven - no one seems to be able to decide) about a ten minute walk from Ocean Terminal.
About the flat:
It was once a new build (built 1982, apparently) so it's not an old style tenement. The bedroom you'd be renting isn't huge but it has decent storage with a built in wardrobe, double bed, drawers and bedside table. You can do pretty much whatever you want with it in terms of decorating or whatever.
The flat has a decent sized, very comfortable living room and a galley kitchen. The tiny kitchen isn't such a big deal in my opinion as there's space in the living room for a dining table. There is a shared bathroom with a shower over the bath.
The flat is, as previously mentioned, a short walk to Ocean Terminal, 5 minutes away from an enormous 24 hr Asda, and a bus stop which'll take you pretty much anywhere. Car parking on the street is free.
The rent is £500 a month all in. That's all your rent, bills, tax, whatever. I'll need a £500 deposit before you move in, too.
About me:
You'd be living with me. It's my flat so I guess that makes me the landlord. I'm a 36 year old professional who works in the city centre. I'm very easy going and tidy without being obsessive about it and I like to think I'm easy to live with. I'm a keen musician so you might have to put up with some terrible guitar playing and even worse singing from time to time, but I'm sure we'll make do. I'm not a huge party animal (far too old for that these days) so if you're the kind to throw all night parties all the time this'd be a problem (although obviously you're allowed to have mates visit or whatever - I'm not a tyrant).
I'm not the type to sit in my bedroom so if I'm home I'll be in the living room, which - gasp! - means we'll have to talk, so if you're not a very sociable type then that might get awkward. Obviously personal space is important to everyone but because I work weekends and am quite often in the gym or rehearsing with a band in the evening I like to think you'll get plenty time to yourself living here.
I don't mind renting to students or professionals (sorry students - I'm not going to charge you less because of the council tax thing. The rent is what it is). No particular preference in terms of age, profession, gender or whatever. I don't smoke but smokers are cool so long as you don't mind going outside (or maybe hanging out the window if we've guests visiting). I have a cat (you need to like cats!) so pets are also considered so long as it's nothing weird. If you have to ask if your pet is weird then it definitely is. Not into renting to couples as I just don't think the flat is big enough for 3. Really, the most important thing to me is that I think you're sufficiently laid back and we'd get along.
I think that's probably all the really important stuff. Obviously if you come to view the flat then you can ask me whatever. I'm happy to answer questions by email too but really I think the easiest thing is just to come view it.
