Quiet double room in beautiful sunny flat!

Hi my name’s Alex (she/her), and from the 1st of August, I will have a room available in my bright, spacious, 2-bedroom flat near Leith Links.

I've done my best to include all relevant info here, but please don't hesitate to contact me if you have any further questions.

The flat is a private rental, but I have lived here for over 4 years and know the landlords well. They are very responsible and easy-going! I am the lead tenant for the property, and this is an agreed sub-tenancy.

You would be sharing with me (34 yo queer woman) and my gorgeous cat, Phoenix (16 yo of undetermined sexuality). We’re both pretty sociable, but we also appreciate personal space too ;)

We’re looking for a friendly, fun, and tidy person who will love this flat like we do. Bonus points if you’re environmentally conscious and/or would be up for the occasional shared meal or board game :) This is a queer and trans friendly flat, and if you are not queer and trans friendly, this is *not* the flat for you.

The flat is on the first floor of a traditional tenement, and accessed via a single, wide staircase. There’s access to a shared garden - not that you ever really need it with Leith Links literally on your doorstep!

The room is fully-furnished with a bed and desk, and has a TON of built-in storage. The picture I have attached really doesn't do it justice. The room is rear-facing and therefore *very* quiet.
I’m an avid cook, so the shared kitchen is kitted out with most of the appliances/equipment you could possibly desire.
The living room includes a very new 4K enabled TV and lots of lovely house plants

Access to Netflix, Prime TV and Now TV (included in rent)

Transport links:
25/21/1 within a minute’s walk of the front door
19/34/35 under 10 minutes walk away.
Leith Walk, the Shore, Portobello, and Queens Park all within walking distance!

***The small print***
Rent for room: £450
Monthly Bills (per person): Internet - £20; Council Tax - £66; Stair Cleaning - £8; Gas/Electricity – depends on usage, usually between £25-35 for most of the year up to £45 during the coldest couple of months.
Quarterly Bills (per person): TV license £20

Professional preferred due to council tax, but happy to consider students who would be willing/able to contribute.

Pets negotiable – Phoenix doesn’t like to share her space with others (so no cats and no dogs), although small animals may be allowed, at owners risk/responsibility.
