Sunny double room in a spatious tenement flat

Hello! My flatmate (and her cat <\3) are moving across the city, so I am looking for a new flatmate from mid june! I can be flexible on move in dates by a few weeks if the right person comes along :)

We're in Leith, about a 25 minute walk to Princes street, and within 5 mins of 2 big supermarkets. Rent is 550 a month, furnished, plus bills & council tax (all in around 100 each in summer, 120 in winter).

The room is a sunny south facing double with fireplace (that one doesn't work but the one in the livingroom does!). As its the smaller room you also get this dandy study/storage room off the kitchen that could be a home office or a walk in wardrobe/bulk storage space.

Theres free street parking outside, we are allowed pets, and you would have no responsibility for plant care.

Accessibility wise its the 1st floor, wide stairs, no lift but a good railing. We've got double glazing, a dish washer, and a fabulous ginger cisgender 29 year old gay lady to live with. I'm a terrible cook but make a smashing cuppa. I like a good mix of time spent chilling in company, and quietly ignoring the world in my room. The flat is furnished (by me) but my flatmate will be taking the things from her room. I'm happy to get in furniture for the room if you don't want to own any, and alternately although everywhere is all decorated etc I'm keen that it feels like home to us both so we can always do a redecorate if you hate it!
