Bright cosy room in Leith/Newhaven (from August)

Hello hello! My current flatmate is moving south so I'm now looking for a friendly new person to take his space.

I (Berit) have been in this flat since 2020 and absolutely love it. It's gets lots of light (we're on the 3rd floor), stays warm in the winter and cool in the summer, is super easy to keep clean and, I would argue, exactly the perfect size - small enough to feel cosy but big enough to feel spacious. Oh, and the water pressure in the shower is also great!

I'm currently working from home 2-3 days a week. The flat & WiFi have been tried and tested for two people working from home all day every day over the last few lockdowns and worked quite well so is an option if that's something you can/want/need to do!

I'm looking for someone to make this flat their home for at least a year and ideally you'll be up for a chat and hanging out from time to time but don't worry, I'm big on respecting personal space, too.

The flat is in a fab location, right where Leith, Newhaven, Trinity and Bonnington meet - the best of four worlds! Buses 7, 14 and 21 all stop right here and the 11 (my personal favourite) is just down the road. Just downstairs is also a little ScotMid and Gull's Grocery (for all your sustainable grocery & refillery needs), and Asda and Aldi are just a 10 min walk away. Victoria Park and the north Edinburgh cycling paths are nearby and we're just up the hill from Newhaven Harbour (excellent spot for watching the sunset with a tin in hand after work).

Bills are currently £126 each (£54 council tax, £45 gas and electricity, £22 WiFi and £5 TV licence).

The flat is rented through an agency so you have to be in full time employment or a graduate/PhD student (sorry - if you're a student I'd still expect you to contribute to the council tax but would be less, about £27). The letting agent's do checks which I think include an ID and an employer reference. Their staff are super friendly, responsive and quick to sort stuff out when we need something.

We also have a virtual tour which I can share with you - it was done before we moved in so the furniture/decor is a little difference but it gives a really good idea of the overall layout and feel of the flat.
