Double room on Leith Walk available May

Hi I’m Shannon :) I am a 27 year old PhD student. My current flat mate is moving out and I am looking for someone lovely to fill her room. It is a two bedroom first floor flat right on Leith Walk. Although it is not a big space, it is super cosy and is perfect for two people. The location is ideal, as the flat is situated half way between Leith and the city centre with only a short 20 min walk to both! There is a tram and bus stop right outside the flat and not to mention a 24 hour bakery!! Leith walk is also not short of lots of quirky shops, cafes, restaurants and bars.

The agency and landlord are great, I have never had any problems with them and they sort issues out pretty quickly. Bills and WiFi are typically just over £100 a month each. The flat is council tax band B, I am looking for either another postgraduate/mature student or a young professional willing to pay 75% of the council tax (which is £114 a month).

The living room is very bright, comes with lots of plants, two sofas and a place to eat/dining table. The kitchen is a bit on the smaller side, but comes with a dishwasher. The water pressure in the bathroom is also great. All the furniture in the photo of the bedroom is included, my flatmate is also willing to leave her desk and bed side table if that is something you would be interested in. There is extra storage space in the cupboard in the hall if you need it too.

I am hoping to find someone who is around the same age, has similar interests to me, and someone I can get on well with who wants to become a friend as well as a flatmate. I am pretty easy going to live with, I like to keep the flat clean but I wouldn’t say I’m a clean freak. I cook nearly every night (except the odd take away on a weekend), as the kitchen is quite small I would be very happy to cook together. I enjoy staying active, going to spin and yoga classes every week (only 10 mins away). I like listening to music and watching tv series/movies which I would be up for doing together. I’m quite a busy person day to day, but also like some down time chilling in the flat. I am a very sociable person, I love going out for drinks to pubs/bars and hanging out with friends, as well as the occasional club night.

I am hoping to find someone that has similar interests to me, I can get on well with and who wants to become a friend as well as a flatmate.
