Peaceful shared house with garden and 1 flatmate.

Looking for someone to move in from the start of Feb asap.

I'm looking for a mature and chill flatmate to share a semi detached house near Leith Links in the EH6 area of the city. You will be sharing with me and my cat Kula, she's a furry bundle of good vibes, affection and entertainment.

There's two rooms available which would both be rented to one flatmate. In the past the second rooms been used as an office space, a creative space for work/art, and a second bedroom/storage area. there's flexibility in how the space is used, the bedroom is equipped with a double bed, bedside drawers, lamp and clothes rack. If u have a lot of furniture of your own we can work round that.

It's a quiet street which is a culdesac so very peaceful in the evening and the neighbour on the other side is very friendly and never an issue. I'd like someone proactive and low maintenance who will keep the shared spaces clean and organised. Pay the rent and bills on time and not bring any drama into our shared space. It's a peaceful but welcoming space but not a party spot. Including a newly renovated summerhouse with breakfast bar overlooking the garden. garage with plenty storage and ping pong table, a small front and back garden with a bbq and pizza oven in the summer, a good sized living room, kitchen with all appliances needed as well as a lot more as I cook and bake regularly, as well as an attic for additional storage I've built a small music studio/workspace for myself as I work from home part time.

You have the leith links park on the doorstep, bus links nearby as well as a choice of supermarkets.

Please don't come to view this property if you want to try and convince me to take extra folk. I won't do it and its a waste of both our times (has happened a fair bit). It's for a single person only.
