Two single rooms available in shared 3 bed house

LOCATION
The house is in North Liberton a few hundred yards from the rugby club, half a mile from the King’s building and a mile West of the Royal Infirmary. It’s an ideal location for science students, or medics, nurses and other health care professionals or students looking for great value local accommodation.

FURNISHING AND EQUIPMENT
The house is an end terrace set away from the road so the neighbourhood is very quiet. The back garden faces West and is a nice sun trap in the afternoon. There are chairs for sitting out in the garden and also a bike shed.

The bedroom is furnished with a single bed + mattress, a bookshelf, a desk, office chair, a chest of drawers, a wardrobe and under bed storage boxes. There is also a loft that can be used for longer-term storage if needed.

The kitchen is fully equipped with cutlery, crockery, cookware, fan oven, gas hob, fridge, freezer, microwave, toaster and dishwasher. There is no tumble dryer but there is an outside washing line and a clothes airer in the void above the stairs. Iron and ironing board also available.

In the lounge are 2 sofas, one comfy chair, a tv, DVD player, electric piano (+headphones). The TV license is included in the rent. There is one upstairs bathroom with shower, bath, toilet, sink and a downstairs toilet + sink as well.

TRANSPORT AND AMENITIES
There are good bus links from very near the house that go straight towards the city centre, Edinburgh central campus, Royal Infirmary etc. It’s a 5-minute cycle to the Cameron Toll shopping centre which has an Aldi, a large Sainsburys, and many other shops, as well as a gym.

BILLS
As a student living here I am exempt from council tax. All lodgers who are not exempt would need to split the bill between themselves but if this is a significant issue then I'm sure we could work something out. The bills are included under the condition of reasonable use of gas and electricity but since the house is easy to heat, I can’t see this being an issue. It was this price last year and it all worked fine.
