Double bedroom in 3rd Floor shared flat in Marchmont area of Edinburgh available to let. Just 5 mins from Meadows, 15 minutes from Napier's Merchiston Campus, or 20 minutes from Edinburgh's Old College.

I’m ready to give notice so you could move in early March/late February. There are three other flatmates, all students. Two flatmates are vegetarian/vegan but do not mind anyone else's dietary requirements, most kitchenware is not shared.

The bedroom has:
- A double bed
- A desk
- A wardrobe
- A chest of drawers
- Additional drawers
- A folding chair
The office chair seen in the photo is not available.

The kitchen is spacious, and has an oven, hob, dishwasher, washing machine, and fridge/freezer, as well as a sofa, dining table and chairs, and a massive pantry.
The bathroom is shared and includes a shower, sink and toilet.

The remaining flatmates plan to hand in their notices in early May, with move-out being early June. As such you could stay till early June too, then vacate if you don’t want a flat over the summer. Or, you could discuss with the letting agency or landlord about keeping the property on and advertising for more flatmates. You could switch bedrooms to one of the other three double bedrooms at that point.

We would prefer students as all living in the property are students. Any professionals would need to pay the council tax (Band E) which would be £156 a month after the 25% reduction.
