Looking for a flatmate in a Marchmont flat

Hello all,

We're looking for a third flatmate (preferably female) for a joint tenancy agreement as the current flatmate is leaving. Our flat is on the first floor on Arden Street in Marchmont in a lovely area with plenty of shops and cafes. We're very close to the Meadows and Bruntsfield links, located between the main campus and King's Buildings.

The flat has three bedrooms with high ceilings, a bathroom with a bath/shower, and a kitchen with a lounge area and plenty of cupboard space. The room for rent overlooks the street (which is not busy and serves mostly for parking) and contains a clothes rack, a desk with a chair, and a bed.
We also have small rooms for extra storage, one of which can be converted into a guest bedroom. The shared garden provides space for drying laundry and there're some cats to hang out with!

The current flatmates are two female students, late-undergraduate (civil engineering) and PhD (applied mathematics). We're looking for another student (as we're exempt from paying council tax) to stay long-term.

The viewings will probably take place towards the end of April, w/c 22nd April (possibly a week earlier), and the move-in date is the 9th May. The bills are about 10£ for wifi and the energy (electricity+gas) bills vary based on the season and usage (about £50 in winter, much less in the warmer months).
