Small double room available in Marchmont

We have a small south facing double bedroom available in our old second floor tenement flat in Marchmont, from the 3rd of April. the flight is available at short notice.

The flat has high ceilings and a large shared kitchen and living room. The flat is very dated but very cheap too and the landlords are fast to fix any emergency repairs. The flat also has a very distant view of the castle from the kitchen.

On account of it being the smallest room it also has its own storage closet.

The flat is less than a 5 minute walk from the links and meadows and less than a minute walk from warrander swimming pool/gym.

Rent is £393.25 Per month
The bills (wifi/energy) are approximately £100 a month.
The council tax is £70.99 per month.
There is a car permit available and on street parking which is free at weekends, the permit is for S1 and cost will depend on your type of car. For example my car costs £80 a year for a permit.

We are a group of young professionals who all have overlapping interests such as some of being musicians, liking the outdoors, climbing, gigging etc... We are looking for another young professional/mature student.

The room is available at very short notice due to a current flatmate being offered a post-doc job in Italy so ideally we would need someone to take the room from the start if not the first week of April.
