Double room in beautiful friendly Marchmont flat!

We are looking for a new flatmate to join us in our lovely Marchmont flat! The room is very spacious with a beautiful big window looking into the shared garden. We have a number of shops and cafes nearby and an Edinburgh leisure centre just down the road, and are close to the Meadows, Bruntsfield Links, and Blackford Hill. We're about a 30 minute walk from Waverley and Haymarket.

Current flatmates are 4 gals in our mid-late twenties, all working full-time (healthcare, hospitality, environmental sector). We're a range of nationalities - English, Australian, American and Canadian - and have a number of hobbies, including crafting, running, climbing, hiking, wild swimming, reading, painting, camping, music, sauna-ing, and of course having a pint in our favourite local pub! We also have a flat + friends netball team :). We're a fairly social bunch and like to have a kitchen catch-up, movie/tv nights, and do an activity or a night out together now and then, but we also have our own social lives, and love an early weeknight bedtime. We have a cleaning rota and generally keep the place quite tidy, and are looking for someone who will do the same.

The room is 695/month. Bills and council tax add approximately an extra 100 quid a month, (a bit less in the summer) and we all pitch in a few pounds each month for communal items for the flat.

Move in date is around May 1st, but we can potentially be a bit flexible with this. We're ideally hoping to find someone by the end of the week so we can get going with the lease transfer, so please message with some info about yourself, and we will set up some viewings! Ideally looking for someone working full-time, but post-graduate students will be considered if willing to pay council tax.

Our letting agency is Rettie and Co - if you don't meet their minimum income standards, you'd need to either provide 6 months rent up front or a UK-based guarantor.
