Single room to rent, available 1st May - 1st September 2017. One of our flatmates is moving out early so we need someone to take his place.

Great central location at the bottom of Marchmont Road, literally 50m from the meadows - ideal for summer BBQs. Good transport links for anyone working farther afield - the 24 and 41 buses stop right outside, and Nicholson St is less than 10 mins walk away.

The flat is lovely - see pictures. The room itself is fairly small, but includes a single bed, wardrobe and desk. Our bathroom is literally the nicest i've ever seen in my 6 years living in Edinburgh, beautifully tiled with a walk-in shower - it was the selling point when we moved in. The kitchen is large, with a dining table that seats 6 comfortably, a washing machine, dishwasher, gas hob and pretty much all of the appliances you could think of.

The living room is also very spacious, and the sofas were all new this year. We have a large TV (licenced), hooked up to an xbox one and amazon firestick for all your entertainment needs.

Current flatmates are one medical student (23 years old), graduating this year, and one Edinburgh graduate (25 years old) working for a letting agency - both male.

Rent advertised includes gas, electricity and broadband (150Mb Virgin Media). Actual rent is 445/month if you wish to pay separately.
