Cozy Double Room near Meadows (with Garden!)

A double room has recently become available for rent in our shared flat at Falcon Gardens, Morningside. I'm a female student, who is moving out temporarily until around September/October this year. This date is very flexible, you can stay for less or more time. I'm living with with my brother and his wife, and our friend, another male flatmate. We're pretty relaxed people to live with, ideally just looking for someone who's friendly and clean. Because of coronavirus concerns (one of us has underlying lung problems), we're looking for someone who would be working from home or staying at home most of the day. In our local area there's lots of nice places to walk/quiet streets/nature, and we have a shared garden with plenty of space for sunbathing and relaxing!

The room itself is spacious and comfortable, furnished with a bed, desk and wardrobe. It looks pretty basic just now (photos were taken after our flatmate moved out) but there is loads of potential for you to make it your own, our landlord is fine with us redecorating. I will also leave a lot of my decorative things/bedsheets/plants which you're welcome to use.
Its a 5 minute walk from the main bus route (on Morningside road), which takes you to Princes Street in 20 minutes. There's still buses and night buses to all across Edinburgh here.

The rent is £333 per month for the room, which we pay to our landlord. The bills are about £20-40 for electric and wifi, and £39 for council tax.

We're taking viewings, but can also do online viewings/skype calls if you'd prefer.
