Cosy room in spacious flat

Our flatmate is moving out of our wonderful roomy flat on Comiston Road to move in with his girlfriend.

The rent is £480, with a deposit of £580. Bills and WiFi are around £75 per month (subject to changes based on energy prices). Council tax is £56 per month, students are welcome but would need to contribute towards the council tax.

The room is spacious and cosy with a big window which lets in lots of evening sun during golden hour.

The kitchen and living area is very spacious, pefect for hanging out together and it gets the sun in the evening too. There are also two bathrooms in the flat, one with a bath and the other with a shower.

The area is mostly residential so it‘s pretty quiet. There are great transport links with a bus stop just outside the front door which has busses (5, 11, 16) every 5 minutes direct to central Edinburgh and beyond, and a bus stop at the road end (38) that takes you to Cameron Toll for shopping.

The other residents in the stair are friendly, mostly families, meaning the block is peaceful. The landlord is always on hand for any repairs on request and responds promptly.

We, the current flatmates, are a male and a female in our 20’s. Myself and Chris are open to living with any gender and are LGBTQIA+ friendly. I am currently working full time at UoE and will be starting a Masters in the Autumn. Chris works full time at Edinburgh Napier University and is undertaking a part-time Masters there too. We’re both chatty and sociable, enjoying shared meals, movie nights, etc., but also understand and appreciate privacy enjoying time alone. We're looking for a flatmate who will match our fun and friendly flat dynamic, who also doesn’t mind helping out keeping the flat tidy and clean, working to a cleaning rota.
