Hiya :) I have a free double bedroom in my flat available.
The flat was fully renovated in October 2024 just before I moved in.

Rent: £550/month
With bills: £626/month (incl. gas, electricity, Wi-Fi)
Council Tax: Band B. If you’re also a student, then it’s free! If not, it’s £56 each (£685 total)
Deposit: 1 month’s rent (£550)

About the room:
The room is 10m2 (3m x 3.5m) and unfurnished, although I do have a spare double bed frame + bedding if you’re interested!
There's plenty of space for a desk and wardrobe and you’ll have a nice view of the park and tennis courts out the window :)

About the flat:
It’s a 2nd floor flat (top floor), you’ll have access to a shared living room with TV and modern decor, bathroom with rainfall shower and bathtub, the flat has gas central heating and super-fast gigabit broadband, perfect for games or streaming in 4K. There’s also our own patch of garden in the back and free on-street parking with no permit required if you drive :)

Location:
5 min walk away from the high street with plenty of shops, restaurants, pubs, and there’s a big Tesco a 10 min walk away. Fort Kinnaird is also close by for shopping, and it’s a 15 min walk to Musselburgh beach or 20 min bus to Portobello!
15-20 min bus to Edinburgh College (Milton Road Campus), 25 mins to QMU.
Right next to 26, 44, 106, 114, 124 bus routes into Edinburgh city centre and beyond.

About me:
I’m usually pretty quiet, mostly busy with college, work, or just hanging out with my girlfriend. At home, I play games with friends online and cook a lot, so I like to keep the kitchen tidy – I’m looking for someone who’s on the same page 😊

Long term lets preferred, no pets unfortunately, and no smoking please. I'd prefer one person rather than a couple because there's only 1 bathroom :)
