Short term tenant needed

I am getting married and to make a little extra money to help pay for said nuptials i have decided to rent out my spare room from June through to September. Im looking for someone who will respect my property and treat it like there own.

Its a lovely refurbished flat with central heating, double glazing, security door, shared stair well, small balcony, garden and internet. Washing facilities with dryer are available.

The room has a double bed, 1 large cupboard, (the other cupboard is used for storage) 3 sets of drawers, mirror and clock. It has a roller blind and large windows that run the length of one side of the room that looks onto the garden. It has no TV in the room but this can be accessed in the shared living room.

I have 2 cats that do not get access to the spare room and are friendly too, quite independent. I will be away for around 6 weeks in the summer so a cat lover would be great as feeding them when Im not there may factor into our agreement, obviously this would need to be discussed.

I would like at least 1 reference and to meet you prior to agreeing a move in. I ask that rent is paid on the day you move in and you pay a deposit of £250 on the day we agree the terms to secure the room. This will be deducted from your first months rent.

Please note i live 5 minutes from the bus and trains both which are very regular and run through the night. Its a quiet housing estate with street parking which is free.
