Large Double Room in Newington in a 2 Bed. Flat

Double room available from the 14th of July in a two bedroom flat located in West Preston Street, just next to Newington Road. It is a very convenient location as there are a Sainsbury's, Tesco, and Coop as well as stops for most of the main buses all located at less than 5 minutes walking from the flat. The Meadows Park is just around the corner and Edinburgh University is 10 minutes away.

IMPORTANT: The move in date would need to be in the month of July.

The room is large and sunny, fully furbished and for single occupation only (no couples). The flat has a shared bathroom with shower/bathtub and a very large kitchen/living area, with loads of space to cook and move around. Smokers are welcome however smoking in the flat is not allowed so you will have to either go downstairs in our private garden or on the street. No pets.

The rent is £445pm and the deposit is £150, all to be paid to the agency that rents the flat. Bills come around £47 per month plus £15 for super fast Virgin Media broadband.

The flat is always kept as you see it in the pictures, so It is a must for the new flatmate to be tidy and respectful, that means washing your dishes after every meal, keep the bathroom and kitchen clean as well as the rest of the flat. This is NOT a party flat. I have had some bad experiences in the past with messy people and I don't want this to happen again.

I am looking for someone who is planning to stay long term, that means the minimum time is 6 months. NO SHORT TERMS. I am a student so I don't pay council tax so if you are a working professional you are responsible for paying your own council tax (not a shared payment). The flat is rented from an agency.

You will be sharing the flat with myself, I am a 26 years old Italian male. I am a student at Napier University and work full time. I am passionate about fitness, art (I paint when I find the time) and love cooking some nice Italian food once in a while.
