I’m not the tenant you will be living with, I’m posting this on your lovely future flatmate’s behalf, Marina! Sadly, I’m moving out to carry out some plans that I have in mind and I’m looking for someone to join her in this amazing flatshare.

Viewings will start from January 26th. They'll be in person (bring your mask, pls) - we'll also try to keep the distance :)

About the lease:

You will be renting out a lovely double bedroom within a 2-bedroom ground floor flat. There is a mirrored wardrobe, a bedside table and a chest of drawers, as well as a mounted coat rack - so quite good amount of storage!

The flat iself comes fully furnished and has everything you can ask for: bathroom to indulge yourself after a long day, a fully-equiped kitchen to cook your favourite meals, a separate living room for you to share some time with Marina and a little cupboard.

The room faces our delightful, quiet communal garden, which not many people use - feel free to go out there, tho, and chill whenever you feel like (respecting neighbours’ peace of mind, ofc!)

The price is £450 for the room. Bills are not included, but this is the breakdown so you can get an actual idea:

About the location:

This wonderful flat is perfectly located in a quiet cul-de-sac right next to The Meadows (literally just across the street), on the Newington side. Everything is within walking distance: Lidl, Tesco Express (opened until midnight) within 7 min walking and Sainsbury’s, just 3 min away; there are a lot of takeaways, conveniences stores and coffeshops around the neighbourhood. The University of Edinburgh is just a stone's thrown away (5 min walking). Princes St is 25 min away and Old Town, just 15. BUT if you still need to get a bus, do not worry! There are a lot of bus services running only 4 min away, including night buses!

About you:

The ideal tenant would be a professional or a mature student (age range preferable between 25-39). If you are a student, you WILL need to pay council tax - so if you are not willing to do so, please, keep looking for a more suitable flatshare :)

We are looking for someone who’s clean and tidy and who, from time to time, likes spending time in the living room watching a movie, having dinner together or just chatting :) We know how one’s own space and time is also highly valued, so rest assured - you’ll have time that for yourself as well!
