Double room in Newington

A quiet double room, with a great view of the garden, is available for move in on the 1st of July.

The flat building is surrounded by grocery stores, shops, restaurants and cafes, and fantastic music and theatre venues. The flat itself is on the 1st floor of the building, has a large living room and two bathrooms: the toilet had some renovation done half a year ago and a shower room got new floor around that time too. The kitchen has a fridge/freezer, plenty of kitchen equipment and a washer/dryer and a dishwasher. The flat is very cosy and spacious, with high ceilings and large windows. I have some appliances in the common areas- a TV, speakers and a coffee machine, which you're more than welcome to share!

Wojtek: I'm a 3rd year PhD student in medical informatics, Polish and LGBT. I'm a plant dad (but vegetarian), like to exercise regularly and I tend to stay busy and socialise, but also appreciate my time alone. This year I was lucky to be able to go on a trip almost every month and I'm hoping this year will be the same!
Aish: I'm the second flatmate! I'm a 3rd year PhD student in English Literature, south Indian, and coke zero enthusiast. I am a fairly quiet person, usually working from home in my room, but I often spend time at George Square campus, at the cinema, and with friends.

We are both quite tidy and are looking for a flatmate that is likes it that way too.

Wi-Fi included in rent. We are both students, so a professional would have to be ok with covering the council tax (Band D) by themselves.

Our agency requires a tenancy swap between the new and old flatmates. This is because the letting agent doesn’t want to handle any cash and only transfers the name of the deposit they hold. They also require that, if the new tenant is a student or their income is not 2.5x of the rent or they started a job less than 6 months ago, they have a guarantor. If that is not possible, a few months of rent paid in advance will suffice.
