The flat is just a 2-minute walk from South Clerk Street with excellent bus links across the city. It’s around a 5-minute walk to the University of Edinburgh, and about 20 minutes on foot to the city centre.

A peaceful double bedroom at the back of the flat with a west-facing window and lovely evening light. It comes furnished with:

Two-bedroom, fully furnished first-floor tenement flat with shared:

• Living/dining room

• Kitchen

• Bathroom + separate toilet
A new cooker and sofa bed will be installed before move-in.

Costs
• Council tax: ~£100 per month

• Bills: ~£50–£60 per month

• Wi-Fi: £13 each per month
Deposit: £650 (held with Deposit Scotland)
All administration and rent will be carried by Southside Letting and will not be done directly with the landlord.

About me

As for me, I am 29. I grew up in the Highlands, moved down to Edinburgh for university, and stayed. I am currently doing my PhD part-time and work as a piano teacher, so I don't work from home - but those who do work from home are more than welcome! In my free time, I love doing anything creative, knitting, baking bread, playing the piano, and spending time outside (when the weather is nice...obvs).

Looking for...
I would love to have a flatmate with whom I can easily hang out in the evenings and who shares some of my interests. I'm sorry, but we can't take any full-time students due to the council tax, and it would be preferable if prospective flatmates could commit to at least a year-long tenancy.
