Large Double room to rent in a top floor flat in central Edinburgh. Fantastic location, 10 minute walk to Princes street and right next to Stockbridge with great shops, restaurants and cafes. The Botanic gardens and Inverleith park are also only a short walk away.

The flat has fantastic views of the Castle, a large kitchen, living room, bathroom, second toilet room, and 3 bedrooms (but no HMO). There is also access to a shared garden for a monthly fee and plenty of on-street (bay and parallel) permit-parking on wide streets.

Only one of the bedrooms is currently available for rent but you have the option of two to choose from, the largest of which is pictured here. The flat is fully furnished and includes everything you need already: a gas cooker, microwave, kettle, fridges, freezer, washing machine, dining table and plenty of cupboard space. There is gas central heating.

The other 2 bedrooms are a guest room and 1 is occupied by myself! I am a 29 year old professional male, working 9-5 week days and spending spare time outdoors hill walking. I do yoga regularly and started doing some Martial Arts. I like dancing, reading, painting. We can have a chat and you can find out more. :)
I’m looking for a friendly, tidy and considerate male/female professional aged around 25-35 to share this lovely flat with. Masters or PHD students are also welcome as long as they are willing to pay council tax.

The flat has broadband. Bills are currently around £195 per month in addition to the rent of £350 pcm.

The flat is managed by a local letting agency. Should you wish to take the room they will require references from you and also both of us to sign a new joint and several tenancy contract.
