The current tenant in my lovely flat is sadly leaving to go on her placement year, and so we are looking for someone to rent the flat out for this year, starting at the beginning of September.

No pets and no smoking, sorry. Otherwise, the preference is a professional who will treat the property well. Students are welcome as long as they are confident they can consistently pay the rent and bills on the property. A guarantor will be required for any prospective tenant.

The property is fully furnished, and the deposit is one month's rent (£650). It is a lovely flat in a quiet area but located within walking distance of the Straiton Retail Park, with everything you could possibly want or need on your doorstep. There is a drive outside the flat for your own use, and a small patio with AstroTurf and a few deckchairs with a parasol out the back. There is also a mezzanine level above and visible from the kitchen, accessible through a trap door and ladder in the kitchen. There is currently a second mattress up there but it is also handy for storage. There is also a large storage cupboard by the front door and a small loft area above the main entrance corridor.

If you don't drive buses stop just outside the property and at the park and ride (5 mins walk) that go straight to the centre of town and to Penicuik in the opposite direction too. I lived here two years ago when I was going to Heriot-Watt University, as does the current tenant, as it is very easy to get there by car and doesn't take long at all.
