The ground floor room available is a nicely sized, stylish, cosy room, with carpeted area and attractive soft furnishings, comprising a large double en-suite shower unit and heated towel rail, including a toiletries shelving unit.

In this stylish modern home, you will be sharing with one housemate who is also the Landlord, along with two household pets, both of which are very friendly, including a small tabby cat and French Bulldog. Please note there will be limited sharing of lounge area.

The property is located in a quiet close, in a popular, suburban location, about, 2 miles from the James Paget Hospital, half a mile from the Harfrey's Industrial Estate, for any professionals who may be working in either vicinity, 7 miles from Lowestoft. It's also close to the supermarket, petrol station, Doctor's surgery, pharmacy, local retail parks and beautiful seafront and Gorleston beach. There are regular bus routes just 100 yards from the property and it is an approximate 35 minute drive to Norwich using the A47.

You will also have use of the downstairs WC with wash-basin, access to the conservatory with Art-Deco style built-in bar, Italian country-style kitchen with stainless steel cooker and fittings, use of your own adjoining Kitchenette/Utility room, containing washing machine, tumble dryer, microwave, fridge, sandwich toaster, air fryer, ironing board and iron, vacuum cleaner, access to rear Mediterranean-style garden. Rental includes, wireless access to broadband internet, council tax, TV licence, water, gas, electricity. Use of a large flat screen TV is also available.

SCREENING REQUIREMENTS - PLEASE READ CAREFULLY

* A security deposit of £500.00, in advance, is required, (usual practice, refunded at the end of the contractual period, assuming no damage has been caused to the room, property or household items).

* A tenancy agreement will be signed by both parties and will be a contractual agreement for the agreed period of a minimum of 06 months possibly a year depending on success of initial term.

* Rent to be paid one month, in advance, on the 28th of each month by BACS transfer to Landlord. Two month's notice to vacate, required in advance, if tenancy is extended after 1 year, but moving out after 1 year's tenancy.

* Tenant to be solely responsible for their own personal belongings.

* An employers reference will be required, if successful, showing proof of full-time employment, and hours expected to work, along with a photo I. D. and also previous Landlord's reference. Exceptions would be considered if retired, but evidence of income/pensions and financial stability would be required as well as photo I. D.

* Please note, professionals in full-time employment, due to house dynamic and existing routine of household.

* If you are interested in my property, please drop me a line and introduce yourself and reply with a description of you, and a recent photo, and your situation, as listed below.

* I would like to know your age, your hobbies, what you do for as a profession, the hours of work you do, your circumstances that brought you to the area, whether you can provide employer's and landlord's references, whether you can provide photo I. D. and how long you wish to house-share etc.

Please note that the above- mentioned screening requirements need to be considered and your agreement to supply the information i have requested once tenancy has been agreed.

This is an exceptional house-share, and a beautifully presented property in a very nice area. It is a relaxed, friendly and social household. In summary, a clean, tidy home that would welcome an honest, trustworthy, sensible reliable, security-conscious, clean, and tidy professional, into my house-share, male or female.

Tenant to be responsible for regularly keeping their En-suite shower cubicle and bedroom clean and tidy..

I would like a sensible, considerate, security- conscious, reliable person, who is friendly and easy to get along with.

I will provide brand new bedding and linen, including duvet, duvet cover, 2 pillows and covers, sheet, quilted mattress topper, and scatter cushions, drawer units and soft furnishings.

I would appreciate that the housemate is responsible for laundering their own bedding every 3 to 4 weeks.

The minimum term is 06 months, extendable up to 1 year, dependent on suitability of the tenant.

In the meantime, thank you for reading my property profile. My previous housemate had been living here for two years and only moved due buying a property for himself.
