The room is fully furnished. Room also has iron and ironing board.

Roadside non permit parking. WiFi TV/dvd in bedroom. Garden has table and chairs for outside dining, in addition to outside furniture and hammock. This is nice to relax in during summer evenings with a beer/wine/coffee.

Bathroom upstairs with shower over a bath, additional toilet downstairs.

Bills included subject to fair usage policy. So if you work from home and have the heating on all day I would be asking for a bit more to cover it. This is a warm, welcoming, clean, tidy and lived in house with a good vibe.

There is bus stop close by and 30 mins walk into the city. I am within 10 mins walking distance of Asda, Aldi, Tesco, Goals, the gym, Costa coffee and a hungry horse restaurant.

I have rented rooms for about 8 years now. I would like a kind, honest, genuine and considerate lodger that is happy to tidy up after themselves and be respectful of the surrounding neighbours. Also I don’t mind smokers as I do smoke myself but please never in the house. I also have the occasional cider/rum but if you like a drink every day it's a hard pass from me as drunk people make me uncomfortable when it's not a party and I'm drinking too.

Current housemates enjoy socialising, paddle boarding, going to gigs, festivals, walking (I borrow a dog). music, BBQ's, Movies, Books, Art, Nature, Cooking. We are Sociable but also appreciate the need to spend time separate and respect each others space. I work full time as does the other housemate.

I will ask for landlord references and a character reference as I’m sure you can understand having someone in you home (as I live there too) is a serious thing so it’s important to know they are trustworthy. If that’s too much to ask I apologise but you can’t be too careful. If your in a job that asks for a DBS that’s even better ;)
