Hello , I am a live out landlord with one double bedroom becoming available in September 24 in a 4 bedroom shared house in NR4 7DU, very close to UEA. The rental is £425 per month per room, which includes the TV License and Broadband, and water charges. All other utility bills are the responsibility of and shared equally amongst the tenants of all four bedrooms. The remaining tenants are full time post grad/masters students, so the property is council tax exempt. Each bedroom is furnished with a double bed including mattress protectors, bedside table plus lamp, chest of drawers, desk and office chair, bookcase shelves and a built in cupboard with hanging rail and storage shelf. The house has two toilets one upstairs and one down, and two shower rooms. There is a
separate cosy lounge with a wall mounted flat screen smart TV, a dining kitchen plus second kitchen utility area. The house is fully furnished and very well equipped. The kitchen has a dishwasher and a washer/dryer plus a separate tumble dryer. Cooking is via an electric ceramic hob, plus eye level double oven and a microwave. All utensils and crockery etc are provided and regularly replaced as required. One under counter fridge, and one full size fridge/freezer, plus a second under counter freezer. Outside there is a rear private garden with rotary clothes dryer, plus a raised terrace area with garden furniture, and a lockable shed for secure bike storage etc. To the front there is a driveway with space for one car. There is additional on street permit parking. I am looking for a replacement tenant , either Masters/PHD student to join the friendly household.
