Double room on St Benedict’s Street

hello! I am needing someone to take over my lease for my flat.
It's a great location, about half way down St Benedicts Street. really modern, cared for flat. combined living room and kitchen with balcony and garden access. currently there are 2 other students there but the whole courtyard of flats is mixed professions. I'm looking to move out at the end of april so i need someone to cover my lease.

the bedroom is really big with loads of floor space. it will come with a bed, mattress, chest of drawers, wardrobe, desk and chair, curtains.
bathroom is shared but a decent size, washing machine is also in there so its not noisy at all. hardly any street noise, really safe area, i never hear a peep.

£460 including everything aside from electricty which can be sorted through OVO. wifi is included, good quality.
