Newly Decorated Room In City Centre Townhouse

I am looking for a new lodger to share a three story townhouse with me in central Norwich. There are 2 very well behaved, very cute cats that also live here rent free ;) so you MUST love cats and want to help to ensure they are cared for (Cuddles, occasional feeding etc.) You must also be a Covid careful individual and be vaccinated.
In return, I can offer you a lovely, newly decorated ground floor, single bedroom available from September 2022 in a Hopkins town house with a landlady who wants you to feel at home.

All bills are included in the rent as well as wifi. Bedding and towels are also provided.
The room is furnished with an ikea bed, a brand new Samsung Smart TV with Netflix and Amazon Prime, a chest of drawers, a recliner chair, a lovely rug and cushions from Country and Eastern. There is a modern, well equipped ensuite shower room. (Ikea design) with a built in wardrobe space.
This room would suit a mature student or a professional person who wants somewhere central and calm to live. The house is a 5 minute walk from the city centre and 7 minutes from the station. It is in a really vibrant and friendly neighbourhood with 3 coffee shops nearby and a neighbour's group that meet monthly. The room would NOT suit a party animal or someone that does not take care of their environment.
There is a pretty, south-facing, sunny, decked garden which is great for sunbathing and drinking wine or tea in the summer..
You would share the kitchen and living room with me. You would have your own cupboard in the kitchen and shelves in the fridge.

The room is for one person only and you should be a non smoker.

If you are looking for something a bit different from the usual corporate house shares or student lets and want somewhere comfortable, clean and quiet during the day but very central to Norwich with all the amenities it has to offer then this could be your new home.

Previous long term lodgers have stayed for two years, one and a half years and 2 years. The room has been repainted recently.
Please note, there is no parking space at the property.
You will need to provide an employer and/ or University reference and current landlord refrences will be required, along with proof of visa (if not British)
A £200 damage deposit will be required to secure the room and will be refunded minus any damages when you move out. One months notice is required for this.
