Single room in my friendly no-smoker, all-female, Covid-careful house with beautiful garden and cat, perfect for a fully vaccinated mature female student or worker looking for somewhere quiet and peaceful.
Fifteen minutes' walk to UEA, five to shops and bus stops for UEA, the hospital, the research park, the city and the station; 20-30 minutes' walk into the city; room for a bicycle in the secure shed.
The rent includes water, gas, electricity and WiFi. If you aren't a student and therefore exempt, there's a small additional contribution to council tax.
I'm looking to reduce my carbon footprint and hope to find a new lodger who feels the same.
I work as an academic proofreader and copy-editor in my garden studio. I used to teach English as a foreign language and I've enjoyed helping many lodgers whose first language is not English to improve their conversational skills.

'My room is clean and well equipped for a student with a good-size desk with drawers, a chair, big shelving unit, two mirrors, space for hanging your clothes and a bed. The bed-linen is provided by the landlady. There is a beautiful silver birch outside the window and a lovely peaceful garden at the back. The kitchen and bathroom are always clean and tidy; at weekends we all clean these communal areas, which does not take long and provides us all with a high quality of living. The kitchen is well equipped, which is very convenient for someone who does not have their own cutlery and cookware. I never had to wait either to use the kitchen or the bathroom. Finally, the landlady is very nice. I worked at home and never had a problem with noise or any other distractions.'
'I very much enjoyed my stay here. It's a quiet house in a quiet area, ideal for studying (or getting great quality sleep). The house has a great personality, it's warm and has a very relaxed atmosphere and my room always has a lot of natural light, it's great for studying and reading! The garden is large and a really nice place to go and relax (did a lot of sunbathing as the high hedges provide shelter from wind and neighbours) and to top things off the lovely landlady is the perfect combination between good advice when asked for and not interfering so as to create any kind of pressure on the lodgers: all in all, highly recommended!'
