One furnished double room with desk available in a modern, light end of terrace house close to the City of York and outer-ring road. Available from the 5th September.

Sharing with two other relaxed young professionals (and occasionally a third, although I spend a lot of my time in away doing activism); several houseplants; and a cat and a dog. We're looking for an additional respectful, relaxed, tidy, and potentially like-minded flatmate. We're all vegan/vegetarian and would prefer sharing with someone whose ideals align with our own. Small pets are potentially welcome too, this can be discussed. For the first few weeks of September the previous occupant is leaving her rats in their cage in the living room whilst she moves house.

Room includes a chest of drawers, desk, wardrobe, a bookshelf, and a comfy, relatively new bed w/ bedside table. Bed linen available upon request (or bring your own).

Shared upstairs modern bathroom with bath/shower.
Additional downstairs toilet.

There are four rooms upstairs. When I am not around the fourth room can be used as a study and has a desk & sofa bed.

Downstairs there is a shared living room with a desk, sofas, shelves, a 42" Ultra-HD 4K Smart TV, Xbox One, and Gamecube with numerous games. We have a 20L Low Energy (quiet) dehumidifier & air purifier to keep the rooms dry and fresh throughout the year. Also comes with a laundry setting for quick-drying of clothes.

Shared Kitchen/Diner with own cupboard. There is one tall fridge and one American style fridge/freezer meaning there is ample space for fresh food. There is an additional freezer in the utility room with a very modern washing machine. Kitchen includes essential amenities such as a dishwasher, oven, microwave, toaster, kettle, and food processor. Good condition shared kitchen utensils available, or bring your own.

Secure and private garden and patio area to front and rear of the property. Includes a secure but unsheltered bike rack. Lots of plants and wildlife. We have had birds and hedgehogs nesting in our hedge. We grow some of our own food.

Includes a garage with some storage if necessary.
Plenty of on-street parking available.

Good access to the City of York (20 minutes by bus, 15 by bike).

Commuter access to York ring-road and Leeds.

All bills included, including renewable gas & electricity (Ecotricity); ethical broadband (ThePhoneCoop Superfast Fibre); water; council tax; and TV license. I also provide (at no extra cost to you!) eco-friendly household cleaning products such as cloths/scourers, washing up liquid, bathroom cleaner, recycled toilet roll etc.

NB. Viewing essential as the garden is more 'rewilded' now and the house is more 'lived in' than the photos suggest. Unfortunately I am not around to update them yet!
