Large ensuite room, York - bills included

We are looking to rent a large attic room with double bed and en-suite shower / bathroom in a modern family home. Note all bills are included - see below.
The flat is situated in the attic space of our home. The property is situated in a very quiet, private cul-de-sac near Beckfield Lane / Boroughbridge Road. Frequent buses mean that the train station and the city of York are easily accessible in under 15 mins. Great cycle routes also connect our location to town in 15 min and to the university in 25 min. The centre of Acomb is just 5 min distance and has a top quality grocer and butcher and supermarket stores for your shopping needs. We are 2 min by car to the main road to Harrogate and ring road connecting us to Leeds, Scarborough and the A1.

Included in the rent is the energy, broadband, council tax and water bills so all you have is one easy monthly payment. A deposit of £300 and references are required at the start of tenancy.

The room is an excellent size with a double bed which comes with 2 bedside tables and drawers. The room is part furnished. Bedding and towels are also provided. The bathroom has a newly installed shower and toilet. There is a heated towel rail too.

There is access to the communal kitchen, utility room with a washing machine and the large living room. Outside we have a locked garage storage hosting bicycles and large items and a large garden with patio area. The small estate is on a private road with room for parking a car.

We are a professional family home with 2 parents, 2 children (15 and 16) and 2 cats who are very friendly. We are experienced in hosting students, professionals and short stay people wanting to experience York. We always welcome spending time together with our guests but we know that some people prefer their own space and that is fine too. We are flexible folk and if something needs changing that is all good.


The rent £620 per month is based on one tenant. If you are a couple it will be £670 to cover bills. Also we would need to negotiate further if you work from home to cover wifi and extra electric.
