Double Room with En-Suite - Clifton, York

Hello, my current housemate is moving out at the end of our tenancy and so, I'm looking for someone to move in on a 12-month tenancy.

About the property:

The room is a spacious double, with a good amount of storage space, and its own en-suite bathroom. It is technically unfurnished, but there is an option to buy the current furniture from my housemate who is moving out for a good price.

The entire house is rented on an unfurnished basis, but I will be buying some of the current furniture from my outgoing flatmate, as well as buying some new pieces of furniture as well - I don't expect you to contribute to this, but if you have your own pieces of furniture that you would like to bring, that would be great - just let me know and we can make sure we aren't doubling up on the same items!

The rent has gone up to £1200 a month for this new tenancy, and I would like to split it £650 to £550, as you will have direct access to an en-suite bathroom, while I will use the downstairs wetroom.

In terms of bills, Wi-Fi is costs £17 a month each, while Council Tax is £82.50 each a month (we are in Band B). The water bill is paid twice a year, and I'm currently waiting for the new one to come out. Electricity and Gas usually costs around £60 to £80 a month (this was during the winter, so I imagine it will be cheaper during the summer months).

About me:

I am 21 years old, and currently work in the Civil Service. I enjoy watching sports (F1 and football in particular), as well as reading, and watching movies (and reality TV shows on Netflix). I enjoy socialising with my housemates, but also understand the importance of having your own space. I am a pretty clean and organised person, so will definitely be a good housemate! Something I am also keen on starting this year, is going to pub quizzes, so if that is something you are also interested in I'm the housemate for you.
