I live with a flatmate by the city walls at the end of Walmgate, on the ground floor in a quiet cul-de-sac. Our tenancy ends on Jan 8th and as I want to stay in this apartment I am now looking for a new flatmate, a sociable professional, past their party animal phase, that will keep the house clean and tidy (it needs a good clean once a week, I'm not a cleaning freak) and would like to help furnish it (it was unfurnished originally, but now it has all the basics. It could still be made nicer and prettier) . I would like the house to feel like a home, so I really hope I can live with a warm-hearted person.

The room to be rented is room 2 on the house plan (see pictures). My flatmate added a small desk and wardrobe, double mattress and a tall, slim bookcase. There is a chance he might be interested in selling the furniture to the tenant that will replace him (to be confirmed).

The apartment has both a dishwasher and a washing machine. It is run on electricity (we use Good Energy - from renewable sources) and the Energy efficiency rating is 80 (B/C), better than most houses in York. One thing I found is that it keeps the temperature stable, so we usually turn on the heating 3 times a day for an hour each and it is ok (although we obviously don't go running around in T-shirts).

The rent itself is £675 (£337.50 each). Council tax for a year was 1'153.75 (so £115/month, approx £60 each). Per person, each month: water is £12.50; electricity has been between £22.50 and £40 so far (I'd say £30.00 in average); wi-fi £8. Estimated average: £455.

Last year, the deposit was £500 each and the (useless) agency fees were £200.
