I am looking for a replacement tenant to take over my lease which terminates on the 16.09.17.
This is a double room in a two bed house. With only two people sharing it is a quiet and clean house – perfect for a professional or postgraduate student.
The bedroom is a good size and comfortably fits the furniture it comes with; a double bed, desk, desk chair, wardrobe, bookcase.
There is also ample storage room in the form of a large in built wardrobe in the room. The room is very light and airy as it has a large window.
Downstairs there is a dining room with good sized table and four chairs, in this room there is also a freezer and a tumble dryer.
A separate living room with 2 seater sofa, and an armchair that folds out into a single bed futon. In the living room there is plenty of shelf space.
The kitchen includes a fridge, microwave, kettle, toaster, gas hob and oven, and washing machine
The bathroom is a good size and has a full sized bath with overhead shower
The house has plenty of storage space in general, and is light and quiet. Neighbours on either side are pleasant and quiet.
Just 2 minutes walking away from the popular
Bishopthorpe road area – artisan cafes, a fab greengrocer, and a local bakery, as well as a costcutter, and a Sainsbury’s local, Domino's, The Fisherman’s Wife chip shop, nice pubs.
The house is also 2 minutes away from a back gate entrance to Rowntree’s Park, and there are 2 gyms and a yoga studio within 10 minutes walk.
10-15 minutes walking to the centre of town, 15 minutes’ walk to the station, and 35 minutes’ walk to the university, and close to good bus links – remarkably quiet street for such a central location
This property also benefits from excellent flood defences – unlike most of York, it did not flood in the winter of 2015.
The rent is £346 per month, the bills come in at around £60 per month, plus council tax if you are not a student.
The other tenant is very quiet, considerate, and clean. As far as I am aware he is hoping renew the tenancy in September for another year, so if you wanted to stay and sign a new lease then you wouldn’t have to worry about finding a new housemate. He works full time, but does night shift. As I work day shift it has worked quite well, he comes in at around 7am, and leaves at 6/7pm on the days he is working – he is very quiet so doesn’t wake me up in the morning when he comes in.
The Landlady, Jane, is very nice and thorough. We have not had any problems with the house, but she was very quick to resolve the one request I did have which was very minor - I asked for a hook to be put on the back on my bedroom door for a dressing gown, and she had it installed the next day.
