A double room to rent in a 2-bedroom shared house

I have a 3 bedroom semi-detached house with a double bedroom. I live in one of the bedrooms and the box room is used more as a study. The other double room is for a rent, which faces the front of the property. The road is a dead end, so is quiet. The room is spacious, and includes a double bed, bedside tables, 2 x chest of drawers and large triple wardrobe.

The lounge has been newly furnished. The bathroom is shared. The kitchen has a washing machine, with a separate dryer in a small utility room. There is also a lovely garden also. Rawcliffe is a nice area - which is close to Clifton Moor but also 20-30 mins walk into city centre, which is nice. Bills are included, which includes council tax, electric, gas, water and broadband.

I work in the medical profession, so sometimes hours can be quite intense. I'm friendly sociable guy looking to live with someone similar, but who also likes to have their own down time too. I was hoping to get a cat in a couple of months' time, so potential flatmate would need to be aware of this.
