Nice warm comfortable furnished double room in shared two bedroom modern semi detached house with a south facing nice conservatory and garden. Superfast unlimited broadband connection with BT.

It's a great location and place to live; it's short minute walk to the leisure centre and park just around the corner; the gym has been newly updated with state of the art machines.

Being in the heart of the leisure village, there are clubs within a five minute walk including athletics and tennis.

It's a quiet cul-de-sac street so not many passing cars, thankfully. The Trading Post pub is a short walk which does decent food, particularly the carveries and this has a great a Thai takeaway / restaurant nearby which has a fish and chip takeaway, Chinese takeaway / delivery and a great local Co-op supermarket which is super handy for all the essentials. There's even a salon there too.

The main line rail station is a 10 minute walk away or a super short and cheap taxi ride. Market Harborough and the city of Leicester are within 30 minutes on the train in one direction and there are regular direct services to London St Pancras international station in under an hour. The prices are really good if booked in advance. Great connections to several airports too for weekend breaks abroad etc.

I know many people in the area work at the general hospital which is within walking distance too.

It's a lovely south facing double bedroom with a pine wardrobe and pine dresser with six storage draws. It has a high quality pine double bed and super comfortable quality mattress.

The kitchen is fairly small but has a modern ceramic cooker, dishwasher, washing machine, microwave, large fridge / freezer and Nespresso coffee machine.

The shared bathroom is clean and tidy with a nice shower over the bath and plenty of storage space in the two cupboards in there. I have a set routine during the week with work so it should hopefully be easy to share with another person.

On of the advantages of a modern house is that there's plenty of free unlimited on street parking spaces outside the house if needed. There's also gated secure off street parking if going away, which is handy.

I work as a residential surveyor from home so try keep the house well maintained with good upgraded insulation etc. It's an easy and environmentally kind house to keep warm and comfortable.

I have 25 years experience within the housing and property sector with around ten years of professional membership level with the RICS. I have enhanced CRB clearance due to my work as a surveyor as my work is with the public. I have an office in my bedroom so it doesn't interfere with the use of the rest of the house.

The Council Tax is the second lowest at B.
