New understanding housemate needed!

Our existing housemates are trainee doctors on the GEM course, and so need an understanding third housemate, that can cope with them studying at home, being pressurised with exams and deadlines, and are able to cope with them working at the hospitals on rotation.
Are you fed up with messy ad-hoc student life, but want to continue studying? Just qualified, and starting out on your new job or PhD? Want a normal life, where you can have friends around for a meal, or family visit whenever you want? We have the perfect solution, a grown up house share, in an ordinary residential street.
One of our tenants is getting married, so we need to find a brilliant new replacement. We are looking for clean, sociable, understanding housemates, willing to pitch in together when needed and share the occasional meal, but also able to respect each other’s privacy at times.
Most of our tenants stay for the duration of their course, and sometimes longer.
The house is was re-decorated throughout last August, as it is the first time since 2012 that it has been fully empty, and the loft room will be available from 1st August 2022.
So the rent includes the water rates, the TV license for the communal room, the landline and free weekend calls to other UK landlines, and Virgin unlimited 200 Mbps broadband, with wireless router, for those essential video calls home. This then leaves the tenants to pay for the gas and electricity used, and council tax (Beeston Special area Band A), if you are not exempt.

The house is set on a quiet residential street, just off Queens Road, close to all transport links and shops, and we are looking for mature students, post grads or working professionals of either sex.

On the ground floor there is a sitting room with TV, dining room with table that seats 6, kitchen and bathroom (electric shower over the bath), with washing machine, tumble dryer and fridge freezer, and then the three bedrooms spread over two further floors.
Each bedroom has as a minimum a double bed, a wardrobe, a chest of drawers, a desk and desk chair. The house comes not only fully furnished, but fully equipped with all of the basics required in a house, from the vacuum cleaner through to the bedding and cooking equipment if needed, with all electrical equipment annually tested. There is an interlinked fire detection system, and emergency lighting throughout the house too.

The landlords are parents of a past U of N student, having run shared housing for nearly 14 years, and residential lets for far longer, so really understand how house shares work, and treat all tenants the same in a really professional manner. They are Unipol gold accredited landlords, and can provide tenant references.
