Double Bedroom near QMC/University

We are looking for a fourth person to join our houseshare! We are a mixed household with two girls and two guys, but I am moving away next month. I'm looking for a girl to replace me and join the tenancy, available 1st Jan until August 2022. We are in our early/mid 20s, one working as an engineer, a pHD student, and the other taking a gap year.

It's been a wonderful experience sharing with these people, who have become my friends. They are a relaxed bunch to live with, enjoy doing their own things but also like spending time together, e. g sometimes watching a movie, playing a board game, or eating together. They're friendly, trustworthy and respectful people to live with and are very welcoming.

1 Double Bedroom- This is a lovely spacious room, gets a lot of light in the sun, and contains a double bed, desk and good storing space. Please see photos. I will add photos of the rest of the house soon.

Layout and Facilities-The top floor has two bedrooms shared by the girls, the middle floor is shared by the two guys, and the ground floor has a kitchen and attached living area with shared TV. The kitchen has a dishwasher, oven/hob, washing machine, and 2 fridgefreezers with plenty of storage space. There is also one shared bathroom and a second toilet.

Location- This is a great location, close to Gregory Street tram stop, the university and city centre! There are bays outside the house for free parking. This depends on availability, however none of us have ever had trouble finding a space.

£300/month- this price excludes bills which is approximately £50/month. If you are a student you will be exempt from council tax, however if you are a professional, this will be shared with two others. Deposit is £325 which will be repayable from the estate agents at the end of the tenancy. Accommodation is available from January 2021 until August 2022, however I'm open to discuss different start dates.

We welcome student, young adult or professional to join our house. We are looking for someone who will be generally tidy in shared areas, respectful of the house and neighborhood, e. g. not too loud/avoiding partying at night apart from special occasions.
