I am looking for an honest, friendly, independent individual who would like to share my pleasant house with me.

I'd urge my lodger to feel comfortable in my home as previous lodgers and friends have. That's important to me whoever you are and whatever your interests.

The house is situated in quaint area, very near supermarkets, LE town centre, M1 (motorway), with good transport links to Nottingham and Derby.

The large double room available includes a chest of drawers, desk, chair, bedside table and spacious built in wardrobe. You'd be welcome to make this your own and decorate within reason.

Parking space/ driveway for your own vehicle. Garden boasts a small patio area and storage shed for bicycle etc.

Well-lit modern kitchen/dining area with loads of cupboard space and room for cooking, fridge-freezer, washer and dryer.

Other rooms comprise a good-sized shared bathroom and comfortable lounge.

No smoking household, but smoking outside the backdoor is perfectly acceptable.

I'm a easy going person who appreciates my own personal space as much as company. Any shared interests, values, sense of humour etc is a bonus.

I spend plenty of time away from home; both visiting friends / family and for work, so you'd often have the place to yourself.

All bills included; water, gas, electricity, council tax, and broadband.
