Large double room available

Please note: I am looking for a female tenant!

I am going travelling in December and am looking to rent out my room in my ground floor maisonette.

It is a 2 bed maisonette with a small bathroom (mixer shower with great pressure/bath), large living room (with a dining table, huge comfy corner sofa and a wall mounted tv with all the on demand channels) and a recently renovated kitchen. There is also a garden, which is beautiful in the spring/summer and has an outdoor seating area. The flat is in a very quiet area. The maisonette is part of 4 flats (one above and two next door) and are all occupied by mature single women so there isn't any loud music at night, for example.

The room contains a king sized bed, with an extremely comfy mattress, a large wardrobe and chest of drawers. I currently have a desk in there as I am studying but that can be removed to give you more room.

The village itself, is in walking distance, and has quite a few cafes and restaurants and two shops. There is an aldi and a morrisons a few minutes drive away. There are lots of nice walks around if you like the countryside as well.

I have a lodger (Laura) who is occupying the smaller room. She is studying for her masters until january and also works as a dog walker so is out for most of the day. She has a small dog herself who is fairly friendly but is going blind so does bark at things (not at night though!). In her free time, Laura likes to do crafts and go climbing. She is tidy, quiet and respectful. She likes to have a chat over a cup of tea but doesn't go out drinking and come back late at night.

I am looking for someone quiet and mature, I don't mind if you are a student or a professional - so long as you can pay the rent. I am happy to consider people with a dog, provided they get on with Laura's dog and won't disturb the neighbours. It would also be great if you could look after my plants whilst I'm away :)
