Large room in relaxed house

I have a spare double room available in my spacious Victorian terraced house in Sherwood.

The room is big and bright and fitted with wardrobes, shelves and drawers, an armchair, double bed and desk with chair. You're welcome to bring your own furniture too. The room is on the 2nd floor so may not be suitable for someone with mobility issues.

It's on a quiet street in central Sherwood - less than 10 minutes walk from the high street/bus stops and 25 minutes walk from City Hospital. Free on-street parking.

Perks include use of a lovely garden, a decent size kitchen-diner, excellent rainfall shower and separate bath, and there's a dishwasher in the separate utility room. The house is really charming and surprisingly spacious.

You'd be sharing with me and my two house rabbits. I'm self-employed and often work from home (the third bedroom is my 'studio'/office). Looking for a lodger who doesn't work from home ideally - but will consider other circumstances.

All bills included. Prefer female. No couples.
I'm vegetarian but open to sharing with anyone with dietary differences :)
