Hello! We are Henry and Magda and we live in a delightful architect designed new build semi in Wilford. I am a self employed commercial diver and often work away, and Magda is a personal trainer working in Nottingham. Ian has been lodging with us in one of the double rooms on the first floor for over a year now and it is going great! He is a really nice guy in his late 30s and often works from his home office in his bedroom. Oz is moving out of his room in the end of March. It will be a shame to see him go but we are excited to meet our new lodger! We have had five lodgers now and it has been a really pleasant experience for all involved.

The house has 4 bedrooms split over 3 floors. Magda and I live on the second floor and use our ensuite, so the first floor will be entirely for you and Ian. You share a large family bathroom on this floor, as well as three bedrooms and a large communal storage cupboard. There is also a nice WC on the ground floor under the stairs.

The available room is quite spacious, with a large window overlooking our driveway to the front of the house and a new double bed with a comfortable mattress. The room is fully carpeted and provided with ample storage for clothes and belongings eith a wardrobe and other furnishings. We are very accommodating to requests for additional furniture; our aim is for everyone to be as happy as possible. All rooms have custom made black-out roller blinds so the rooms are nice and dark at night. The is plenty of space for a home office in the bedroom if you need to work from home. This keeps the communal areas clear and tidy for everyone! We also have an additional spare bed room on the first floor that you are welcome to use as a home office.

The property is very peaceful and quiet, with great views over the local park to the rear. The feature that will likely draw most attention from potential lodgers is the excellent transport links offered by the tram. It is a 30 second walk to Compton Acres tram stop, that will take you to the city centre in 10 minutes, or both universities! It is fantastic to be in such a quiet, spacious and green location but able to get into Nottingham so easily! There is also lots of parking. We have one spare spot on the driveway as well as lots of on street parking nearby. There is also a small garage where you could store a bicycle or other small items. Additionally we have a large shed in the garden for storage and to use as a workshop.

The property offers excellent fibre optic WiFi and each room has lots of power sockets and a TV aerial port. It is a very secure house, with a modern intruder alarm and smart video doorbell. The kitchen is modern and spacious, with an induction hob and all the different kitchen gadgets for you to use. We share a large American-style fridge-freezer that comfortably fits 4 peoples food needs. To the rear is a small garden with a lawn and patio for summer BBQ's!

There is an option to rent from Monday-Friday (£550) or for the whole week (£650), all prices include all bills (including council tax, electricity, gas, water, insurance, mortgage, WiFi, ground rent, TV license etc...).
