Double room with bay window on iffley road

The room:
This is a lovely, light room on the first floor. It is at the front of the house, overlooking Iffley road. The room is fully furnished with a double bed and mattress, a large chest of drawers, bedside table, wardrobe and desk (the desk chair, white shelves, bureau and mirror in the photos belongs to the outgoing tenant).

The house:
On the ground floor is one bedroom, a large and relatively new kitchen, a utility space with washing machine, the downstairs toilet and shower, and a shared living room which opens via sliding doors onto a very large garden. In the garden we have a picnic bench, table tennis table, barbeque and hammock (not in pics as it had been raining).

Upstairs are the other three bedrooms and the main bathroom with bath, shower and toilet.

The house is in an ideal location - walking distance to the river, Cowley road, Florence park, pubs (Magdalen Arms, Rusty Bike, Isis etc.), and about 3 mins from the Co-op on Iffley Road.

The housemates:
There are four of us in total - one person has lived in the house for over 6 years while the rest of us have been here 2-3 years. We love the house and are all staying on, but I am moving into the downstairs room with my partner. So when the upstairs room is filled there will be 5 of us in total. Three of us work in office jobs (with two working from home most of the time and the other person going into the office most of the time). The last housemate works in hospitality so works out of the house. We all get on well and like to go to the pub/have bbqs together etc., but we're pretty independent most of the time. So no pressure!

The contract:
We are on a rolling contract until 31st December. After this point the landlord wants to put in place a new, 12-month contract, so you will be able to decide whether to leave or stay on for another year.
