I have a very large room in a convenient central location immediately available for a considerate lodger. You are welcome to see this place. A viewing may be arranged at a convenient for you time. Here are some more details:

The Room:
A large bright twin room is available for single occupancy.

It is furnished with a wardrobe (with clothes hangers), a desk, two chests of drawers, a sofa, a single bed, and two chairs.

Room size is 11'3'' X 15'7'' (3.43m X 4.75m).

First floor. Two windows overlooking a (not busy) street. View on a quiet cafe with outdoor tables and some trees.

Bed linen and towels are supplied. Additional pillows, duvets are available on request.

Available from late November

The house:

A bathroom (equipped with a bathtub with shower, a toilet, a bidet, a wash basin, and a heated towel rail) is shared with two other people.

There is a modern kitchenette and an old outdated (still 1950s style) kitchen. The lodger may use any of them.

Fridge-freezer, microwave ovens, cookers, an oven, crockery, cutlery, utensils.

Washing machine, iron with ironing board, hairdryer.

Gas central heating. Double glazing. Wireless Internet. The living room has a large screen TV.

If needed a sewing machine could be available.

A small secluded garden with lawn, flowerbeds, shrubs, a small pond with a fountain, a garden swing. A patio with a table and chairs is directly accessible from the downstairs kitchen.

Location:

Very central, a few steps away from the Magdalen Bridge. Walking distance to the city centre (5-10min).

Very close to the house are a lot of shops, supermarkets, a cinema theatre, restaurants, cafés, hairdressers and a post office.

A stop for local buses is a few steps from the front door. Coaches to London and to major airports are just a 2 minutes walk away from the house.

Term:

Preferably long term but it could be negotiable.

Short term might be considered.

Rent

A monthly rent for long term would be £630 which is inclusive of ALL bills (convenient for your monthly budget - you wouldn't need to make any unexpected extra payments). It might be negotiable.

Deposit of £630 respectively will be required (might be negotiable).

The lodger:

A friendly person wanted for one of the rooms; who'd be happy to communicate socially (or try to), spend some time with, be sociable and polite with others in the house. Considerate and respectful, who'd be happy to keep common areas reasonably clean and tidy, someone who's looking for a cosy friendly home and companionship rather than just a room for staying in it.

The room is strictly for one person. No smoking indoors. Pets have not been kept in the house however if the lodger wishes to keep her cat it may be considered.

It would be good if she could move in late November (other dates can be discussed).
