Double Room for rent with living room, too

I'm looking to rent out two rooms to a lodger, to offer you a bedroom and living room. All bills are included in rent. Both are currently unfurnished (though the bed can stay if you'd like it). The living room has a wood burning stove, too.

The kitchen would be shared and bathroom predominantly yours (the house has two). There is a private garden in the back you are welcome to use.

The house is situated in Rattray about a 6 minute walk to Blairgowrie town centre, easy access to local amenities. Parking is available off side roads.

I'm looking for someone clean and tidy. I spend most of my time working in a bookshop, so there are always books and board games around! In the evenings I'm either being social with friends and family, reading/listening to a book, or going for walks in the area.
