Room to rent in flat share.

This would be a flat share consisting of me and the new tenant. I rent through a estate agent so a credit check would need to be done through them to live in the flat. I currently live in the flat on my own been living here for 4 years. And lived with various people. The flat has two separate bathrooms each with there own toilet sink. And the bedroom I’m currently using has a shower. Where as the other toilet has a bath but I’ve been told they would fit a shower if i got quotes. It has a large front room and fully fitted kitchen. The bedroom has fitted wardrobes. The only thing you the tennant would need is a bed. The price I’ve listed is inclusive of all bills including fibre optic broadband. The cost is split straight down the middle. I’m a quiet private person but likes to socialise too. I like to keep the flat tidy so clean as you go etc. Ideally looking for someone like minded to move in. I Don’t want a messy or party animal to move in. As I get up at 5:30 in the morning during the week.
