Please note that this is just a spare room in my home. I would like to share my home with ONE lodger. As an older, single woman, I would feel most comfortable sharing with a woman or even an older man (where 'old' is, say, over 40!).
It is not a flat.
The room is for one person only.
'Pets considered' means: a well-behaved cat would actually be very welcome, but not a dog.

The room is available for one occupant, full time. The room is newly decorated, quiet and private. Furnished with a double bed, two large wardrobes and chest of drawers. The ensuite toilet and shower is small but new and functional.
Car parking on driveway, ample street parking and bus stops nearby; bike parking in garage. 10 minutes walk to railway station and town centre.
Shared kitchen-diner with dishwasher; shared living room with TV and access to back garden with patio; washing machine in garage; gas central heating but it works on manual control only.
WiFi included. Bills included, up to a maximum (to be agreed).

Your live-in landlady is a mature professional who works quietly from home in a separate office.
